Most of what goes wrong on a build is not craftsmanship — it is a change nobody wrote down, a permit nobody pulled, or a trade nobody booked. We run residential work the way we run commercial work, because that is the part that keeps a schedule honest.
- A written scope before anything is demolished. Room by room, with what is included and what is not.
- Permits pulled in our name. We prepare the applications and meet the inspector on site.
- One point of contact. The person who quoted the job is the person you call about it.
- Licensed trades for licensed work. Electrical and plumbing go to ticketed trades who pull their own permits.
- Change orders in writing. Price and schedule impact agreed before the work happens, not after.
